A purchase agreement shall be emailed to buyer for immediate signature and may be returned in person, or overnight delivery with 10% deposit. Unless other arrangements are made, a signed purchase agreement and deposit shall be delivered to Matthews Auctioneers by 5PM Monday August 10th. Acceptable payments include certified check, cash or immediate wire transfer. Closing Costs: The buyer will be responsible for the expense of having the deed recorded. The buyer shall pay all title searches, title insurance charges, survey expense, usual conveyance expenses, and recordation taxes. Real estate taxes, water and sewer charges, if any, will be prorated as of the date of closing. Financing: Sale is not contingent upon financing. Conditions of default: If for any reason the buyer cannot complete the sale or violates any of the conditions set herein. The buyer will forfeit any and all deposits made as well as pay any attorney fees incurred in the collection process. In the event the high bidder cannot complete the terms stated herein in a timely manner. Matthews Auctioneers reserves the right to offer the property to the backup bidder.
